My partner and I work on a yacht, which means that we are in a great position to travel the world and see some changes in the global market, an upside for some investors looking overseas, but a downside for us who struggle to be knowledgeable on a local area.

I love how our community is global.   

Multis may be easier to judge globally from a numbers perspective as the added value can be shown in your cap rates and such, whereas singles can have the advantage of residential buyers if you need to sell down the line.

However, whether you invest here or elsewhere, I still think there is value in deeply contemplating the question of why it is so much more expensive ... that is a rhetorical question for you to noodle on, but my advice is to think long and hard to understand the factors that go into it as it will help you see the REI world in color so to speak rather than in black and white like most newbies (no offense intended to you or other newbs).

That said, I know RE agents that wholesale, but they are kinda bums...no offense. 

After closing on the property, the loan officer at the bank started acting funny, not returning my phone calls, and saying they have some new global credit guy that has to come in and look at all of their loans to make sure they're good.

Extroverts: Since you are good with the socializing and chit-chat, you can make anything seem non-offensive and tactful. 

I’m not sure how old you are or your life experiences so I hope you don’t take offense to this comment as I wish to apply it in general to many new investors.

If you take offense from my comment, that’s on you, not me.

If it's a high end property, many of the larger brokerages have fine tuned marketing systems that expose your properties to global buyers, etc.
