@Conway ChuramanIt sounds like you need to "burn the boats" wherein the olden days a military commander once his forces had landed on the shores of the area they were to lay siege, they would then burn the boats, so it was either succeed in their conquest or be destroyed.

Granted, it is comprised of (2) 2 bedroom units and (8) 3 bedroom units and was basically totally destroyed in the fire, but I am still concerned that 6 months to complete this rehab is too aggressive.And finally, I don't know exactly how to estimate the gut rehab costs for this building and although I believe I'm underwriting this conservatively, I'm worried I won't have enough money to complete the rehab.

They were brought to us through our network of developers and lenders.It sounds like you already know what you are looking for so I wont talk about that here, but I did want to say something about finding deals. 4 years ago we had brokers throwing deals after us as there were very few buyers out there, but as you know times have changed, and now you are competing to get the brokers/sellers attention alongside a gazillion other buyers.If there is one thing that I know makes all the difference with getting deals it is to show that you are a serious buyer, and that you can close, fast and with no re-trading.

Most of the conventional/brokered mortgage stuff wont go under 50k, including hard money.At that low amount, you might could find a private lender too.

Consistency and persistence are not easy for all but is what I know to be some of the key factors to success.Giving yourself the option to close deals in a multitude of ways is very smart, but it wont be nearly as effective if you don't get many leads coming your way.

The house was vandalized throughout, copper was stolen, furnace destroyed, water damage in lower level, roof was leaking near front door, etc.This house all in all was a simple house for a rehab for the most part.Major issue: The biggest problem we faced was the crawl space was full of water.
