Hi @Matthew Masoud when properties are selling for a price that includes future improvements and appreciation, you know you have entered a speculative market, it is not true investing.

Obviously, this is a speculative question and nobody has a crystal ball on this issue, however, I think close consideration of the fundamentals are important in making a decision about this.

Banking on Equity as an investment strategy is just a form of Speculating.  

If you want to speculate and hope for growth or appreciation, then Huntsville will be the choice over the other AL markets.
