The school boards monitor property sales closely: in your example of a house selling for materially more than an appraisal then the schools will request a tax reassessment.When I’m doing my due diligence I always assume that a) taxes won’t go down even if I buy at a discount; b) taxes will immediately reassess in the first year to the new price, which has happened to us on most purchases.Note there was someone on a bp podcast who created software that auto-populated the forms needed to challenge the assessment.

Because you get automatic alerts to your phone if it gets too loud (and you can set hours & noise levels), it's a lot easier to monitor than a camera system.

I also lock exterior A/C circuit boxes and label the units, cage and circuit box with A/C specific alarm stickers that I had made up.I will frequently install an inexpensive alarm system (not monitored) which gives me peace of mind between tenants and acts as a selling point when showing the units.I've doubled up on door stops (to prevent doorknobs from going into walls).
