@Josh Weber - Tons of good software out there and a lot of them have nailed different pain points.A couple who have good rent collection platforms include cozy, avail, tenant cloud, & NestEgg.Few offer tenant finding and maintenance.....PM me and I can give you more details on our platform.

We are attempting a DSCR in Denver right now and it has been an EXTREMELY painful experience thus far...

These times definitely cause problems for a lot of people and it can be a pain to find a good tenant.

I use to sell for a new home tract build and it is a PAIN to sell something that backs up to, not necessarily a busy street, but even a "busier" street.

I want to get this turned around and i am trying to work with PM as I feel like that will be the least painful way forward.any advice welcome!  

Best way to handle small compensation for the person doing all the accounting, set up, filing and administration (not that much as we will have an outside property manager) .     

Smartly, mgmt has not rushed to rent it to the first set of applicants, as upholding credit standards and other tenant criteria can prevent a lot of future headache and costs that can far outweigh the pain of short term vacancies.The wildcard upside?
