If the mortgagor breaches the contract then the mortgagee becomes a beneficiary of the trust sharing the equitable interests with the owner 50/50.I know I have a lot to learn about all this however I like to understand the nuts and bolts before I go knocking on doors.

It's nuts to not escrow, and also nuts to not use a servicer to handle the 1098's to the borrowers.It looks like the first year post sale on a note your cash flow will be somewhat negative cash flow.

Yeah, I agree with Brandon Turner... a blog about your process would be of interest to other investors but I don't think sellers want/need to hear about all the behind the scenes stuff.... its like when you go to a restaurant, do you want to see 20 people sweating and going nuts getting food ready, nah you just want a nice experience and a good atmosphere. lol.

If buyers are clamoring to buy property just to park money SAFELY in their eyes at high purchase levels then the brokers listing for the sellers are all for it.Syndicates are a very tough nut to pull off.
