I already see more downtown office buildings than usual on the market in my little neck of the woods.Not so much office that interests me in this environment, but I am open to exploring new niches and asset classes and potential repurpose methods. 

The problem is that if you have over 8 employees, the contractors must account for risk management such as LNI, permits, injuries, OSHA safety meetings, aesbestos, lead based paint, safety logs, unions, suncontractor delays, and hiring expensive construction managers.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I also carry $500,000 of liability and they pay $1000 of medical expenses no questions asked if there is a minor injury.

Vertical costs in my neck of the woods for a 2500sqft duplex, slab, stick built, with 1 car garages is about $120/sqft.

Major car repairs, cut in work hours, medical bills, day care, injuries all expected events will have a huge effect on them paying the rent on time. 

I know it's not easy to stick your neck out and say, "I need the lease.

Such as, you hire a contractor to do something and it causes injury or that you didn't do something in the contract that you missed.
