Need to consider impact on adjacent businesses.If allowed, specify a db noise level that is measurable.Regarding TI allowances, depends on too many things. 

I once had a tenant demand that I replace a one year old AC unit because it made too much noise!

The drilling and banging and shop vac noises will be a APITA for the entire building probably for months.

You just have to be willing to sit and put in the grind to study.

This is especially true if there is mold caused by a leak upstairs or a unit on the other side of the wall.The close proximity of neighbors - When neighbors cause problems, your tenants will complain about noise, cigarette smoke seeping through their unit, etc.

You should include rules about, noise, parties, lost keys, local violations about that cause fines, these can include garbage, police calls, sidewalk snow removal if tenants are responsible. 

If a noise complaint or something similar came in, the office who lives there was usually the one to handle it or at least the first one the cops would call.

Not knowing if it would come back or not along with the expensive treatments, I had to really grind to afford them and so I did.

Looks like fun, the only (and major) challenge is that often in foreign countries, each step is a grind.

But with a strong GP team and the grind to find good deal, syndication deals still make sense.
