I'm sure preforeclosure process is tedious, but I was pondering a bigger wrench thrown in the mix.

We love this home and fantasized that we would NEVER let it go. 1 year after moving in we found out that we were unexpectedly going to have a little girl and life shifted.

Now, i don't know how widespread this really is, but something to ponder.

A couple mind set things you might ponder...Not every rental needs a full rehab.

Fast forward five years and we now have a 17 month old baby girl and we have totally outgrown this two bedroom apartment.  

I have been here making repairs for the past couple weeks and one of the tenants is smoking marijuana constantly with a 2 year old girl in the unit.

The buy and hold investor that I am (to be honest) is having a hard time even pondering the thought of just turning it over (because I like monthly cash flow), but if I could yield $20k+ just sending it somewhere else, it might make sense.
