What website/software is best/recommended for calculating rents?

I use them currently for my rental management software but they just released this news.

There is a lot of software being developed to handle investor relations and investor management, so even that is becoming much more manageable for a small team. 

Some people use PMs, some people use software platforms for rent collection with a list of contractors they use, and some people do it all themselves.

What software do they use?

I toyed with trying to turn that into a side gig but never went further.I realize any very seasoned investors are likely paying for a software that probably handles the majority of standard reporting so my value-add may be limited to investors with a smaller port folio or investors with very specific and customer reporting desires.

There is software that is FREE, that will email tenants when they haven't paid by a certain date. 

What software are you small investors using for records, and rent collection?

If your Airbnb was near a casino, beach, amusement park, Grand Canyon or anywhere people would want to stay for a couple of days to enjoy themselves then it would make sense.
