The info should be there, and chances are high that if it's been abandoned that long that they actually own it by now.Careful with the simplified math you did on the profit there; my own math would be a bit more involved.

The guy that bought it from me lost it in foreclosure and it sat empty, bank owned for a couple of years and finally sold REO for the price I paid years prior for what was then a run down abandoned summer camp.

What I found was a pretty desolate town, with some okay parts and some very run-down areas, and plenty of abandoned commercial real estate (like the worst parts of Cleveland).

But if it is obviously abandoned, say so in the letter.

Check your state laws, but my GUESS is that if you feel the property has been abandoned you can post a 24hr notice to enter and then go there with the police.
