Does it make sense to include internet with the utilities (that I already pay) to possibly rent my units for more money than similar properties?

You provide the space and utilities.

I might have need to utilize these funds for other reasons in the next year or 2 as well - if other investment opportunities arise, if we move into a bigger house, if I decide to go the self-employment/small business route. 

We are looking for a 1-bedroom apartment and they seem to be priced around 750-950 + utilities. 

The house:Commercial property - 2 family mixed use with a commercial kitchen, and a cottage on the same lotI reached out to about 5 lenders, and every single one of them said I could not utilize FHA loan on this property.

Lost rents (2-12 weeks), extra holding costs (lawn care, utilities, etc.,) make ready costs (frequently $500-$5,000), mortgage, insurance, taxes, and tenant placement fee.Every case is different.

Due to this we were able to negotiate a great price and utilize seller carried financing.How did you finance this deal?

I drive pass there about every day and have yet to see anyone utilizing the park. 

Many investors utilize different strategies in different markets and different times in the market cycle, but it’s good to nail down one key skill at a time and get strong at it.
