Others have given you solid info on FHA, limits, ect and the best bet is to get it from the horses mouth and call a banker Focus on navigating the first deal successfully and build from there.

We're looking to move further out of town, and find a place where we can keep our horses at home.  

I received a phone call from a landscaper friend/client about 1 hour after my original post and wanted to give me a heads up that he just heard from his client that they were in the process of putting together an offer to purchase the same property for their wine/tapas restaurant and that if I were still interested I better get on the horse!!!

He would recommend partnering with someone on a flip etc and putting that money to work to grow it quickly in a faster race to financial freedom.

I was hoping it wouldn't have to go through the foreclosure process and there would be something quicker like a few signed documents from the previous occupants and we'd be off to the races.
