I have lived in this area right on the Colorado River in Bullhead City  AZ (just 5 miles and across a bridge from Laughlin Nevada, for 30 years... so I know a lot of people and come across property deals all  the time.

I've discussed with city planning department and due to parking and setback requirements it is probably more likely that I could add an additional 8 - 12 units if desired.I purchased the properties with a 3-year renovation/bridge loan.  

We do it every day so it can be done with non conventional products/bridge loans etc. but you just have to have your plan in place. 

What I have been seeing most Investors do (if they are short in cash) is complete the rehab, wait 3 months and cash out refinance with a bridge loan (as long as the work is complete and comps show for it).

@Ryan Taylor it's also worth noting the DSCR loan will have a pre payment penalty so a bridge loan might serve you better.
