What I have been seeing most Investors do (if they are short in cash) is complete the rehab, wait 3 months and cash out refinance with a bridge loan (as long as the work is complete and comps show for it).

@Ryan Taylor it's also worth noting the DSCR loan will have a pre payment penalty so a bridge loan might serve you better.
