I've been having litter issues with people dumping their trash and old furniture, etc and I keep getting notices and fines from the city for litter.  

You can put most of your furniture into storage and have empty rooms.

While offering more amenities may get you higher rent, it would become a wash when you factor in paying for electricity, water and furniture.

It it  might be valuable to somebody (sentimental, or furniture/clothing/household stuff, etc.) then it's best to file an ejectment lawsuit.
