@Jeffrey Holst that is not true, you don't get pass through tax advantages but not all W2 employees can fully use them in the year taken and the K-1 accounting can cost a lot.

Commercial loans cost a little more money and have shorter terms, normally a 20 years with 5 arm, but if your planning to really do some real estate investing, it's the way to go!

Also, your lot size, access, topography, soil make-up, utility tie ins/upgrades, etc can cost as much as the actual construction.If you are looking for a really basic cost per door: I have a builder tell me (without plans) that he believes he could build a 20 unit complex for about 150-175k/door on an easy access wide open lot.
