How much weight do you put on a new applicant's quotes on social media?

@Brian Alfaro I’m a newbie when it comes to building my Realestate presence in a social environment.

I am a Canadian/American living in the US with family in Calgary.

In the Bethany area a Canadian builder some years ago built multigenerational housing that is common in Canada.

They're tastes were definitely more "upper class" than mine but it was fun being involved in their social circles for events and when hanging out. 

Hi all.I have a potential tenant, he sounds super nice, good income, him and his wife, etc.one issue.. his wife is from another country, she does have ID from her home country, and she has a passport, but doesn't have her social security number yet, since she isn't a citizen yet.. so I can't check her background history, credit etc.what do you do in such a situation ?

He posted on social media that they are moving then will be buying a house.

@Carlos Pena skiptrace the owners, google them, try to find them on social media.

You generally need to have a scrubbed list so they're doing real estate and not tech or something else and I recommend using funnels and landing pages to get their interest on social media but it also helps with your open rate.
