About 6-7 months are slow.We had some thoughts about getting “creative” and offering weekend retreats for couples where we lower the price and perhaps add some additional “perks” (Wine and ingredients  for dinner, something like that) perhaps an Hot Tub during the winter could make it more desirable?

Same for a low cost daycare.Work with the city to see if you can use your funds to buy vacant lots and develop playgrounds for kids or gardens or outside yoga studios.Just add gardens and play areas to the buildings you already own.What you buy and how you use it can be part of the give back and improving lives.

Or "lifestyle" businesses (i.e. a yoga studio if you are a yoga instructor).

There was definitely push-back even though I offered a condolance of free last month rent. they found a new place and retreated as fast as possible. luckily they really wanted their security deposit back so they withheld from distroying the place.it was tough.

I mean look at it now.. you see lenders advertising 100% financing up to 80%  well 20% equity can go bye bye in the blink of an eye.. given foreclosure costs and sales costs and then the market retreats.. many many HML went  out of business.

I encourage a no points deal and see if rates retreat more in coming months... then no skin in those loans.  

The smaller 10’ x 15’ retreat is located off the master bedroom, perfect to utilize as a boutique gym, nursery, or office.
