We are moving to network and hopefully further our careers a little.

Now that we are 10 days from closing, I am talking to loan officer to get the Closing Disclosure so that I can know the exact cash to close (I need to move money from brokerage to bank account) and he is mentioning about 2% IPC limit. 

We are in 3 markets and seeing great occupancy 

We are newbies, and don't want to miss out on a great investment and tax savings opportunity, but obviously want to do everything correctly in the eyes of Uncle Sam.

Their wish is to give one home to each daughter (we are three sisters). 

He said he rented a dumpster for this Tuesday but like I said no rent for January and now we are into February, can I change the locks, I want the stuff gone but in a bad situation, he said he will pay me January rent when he gets money, but I'd hate for them to go and take all the valuable stuff and not pay me and leave me the mess, I probably can't hold their stuff hostage, thoughts? 

We are considering joining a couple mentor groups to build relationships with more investors.

Its hard to do return on investment since we are getting principal back starting year two as we sell..

For me and my wife we are focusing on building out an ADU in our backyard as we are within a couple minute walk of the new Bethel Campus location.
