Supply seems to have dwindled a bit as PPR has moved to mostly 1st liens and cut their rate to 10%.

Again, they're ok, everything is a la carte, but at the end of the day you have to be ok cutting services and planning on using exactly what they have forever. 

There are very few sellers of notes right now, so who are you buying and selling too.You are going to be sadly dissappointed and realize after 3-6 months you probably wasted your money.Your best bet is to join some groups on FB or elsewhere and start to learn that way.Let me ask you this question: Have you spoken to any note investor out there to ask them about the environment today to actually get into notes? 

Generally, I would be tree trimming once a year to cut back any branches hanging over the houses because of potential damage, but also because of insect transfer.

If you can find the right duplex, renting out one unit while living in the other can still help you cut down your housing costs a lot.

I don't like them because a) they make lousy coffee  b) the pods are wasteful (I know you can buy reusable pods but imagine how often they get accidentally thrown away) c) they are notoriously difficult to keep clean. 

No system is perfect, so don't waste your time chasing after the next shiny object.

That fee between the broker and the leasing agent is cut up and that amount varies.
