Paid 4k in demo alone and my contractor was whining the whole time about how dusty and gross the job was.

For context, I've given him leeway in several other areas relating to HOA policies since he is new (i.e. contractors started demo/ construction prior to the quiet hours noted in our CC&R's several times during the weekend.

They are better off building next to the house or adding on to it if they don't want to demo it.

And go: Expect it to take twice as long, and cost twice as much as you presume.Don't pay your contractors in full up front.Get your electrician and plumber in there on day two (after demo).

We currently own a new house that was built before we moved in, and it is in a developing neighborhood, we are going to rent that house out then move into the house we just bought and do a live-in-flip and possibly sell or rent after two years to avoid the capital gains tax on the profits.Our goal is to get as much stuff done to the house as we can before we actually move in because we have two small children and it will be rough trying to live in construction zone with these two crazy babies.So, so far we have taken out the whole kitchen, removed ugly tile in the living room and two bathrooms, and started demoing the laundry closet.

We made some good progress early on demo, and picking the material etc... and then realized how much more time the fine details and finishing touches took.
