It is a terrible precedent to be setting.

They can be terrible and stay terrible.

There are a lot of terrible real estate agents, this is a fact.

Buying something that you would even consider skipping essentials like insurance or hoping for appreciation just to try to make your numbers work is a terrible idea.

@Edmon Ussery whoever you hired did a terrible copy & paste, since there's no address in this post to be able to find the proeprty and disturb the tenants.Also, they should post this under the Classifieds forum as a moderator will flag this for removal soon.

I just tried switching a unit over to them and I had a terrible experience.

It's been a great property despite the terrible ROE and low COC: great location, almost zero turnover/churn, zero headaches, rents have gone way up, value has gone way up/ serious equity gains, and the interest rate is only 3.75% on the little bit of debt we have on it, so I'm really glad I did that one. 

Now is not the time to be asking those people...terrible advice imo. 

Upon personal inspection, I often find terrible workmanship.For example, I saw a "newly renovated" property advertising it had central air.

But PS, I have a terrible arm and can't toss the rock.
