In my mind sub to is for short term .. long term rentals is very problematic for many reasons. 

As Columbus cements its reputation as a tech hub, the ongoing and planned investments by major tech firms are likely to ensure long-term growth in the local real estate market.

So, an investor could easily cashflow right away.Those days are over.Landlording is a long-term play.

I think it would be better just to stay on good terms and let him know you will contact him when you are ready to sell.

For me and my goals, I focus on long-term investing in residential single-family homes in Florida and Georgia.

Our main carrier policy converts to vacant dwelling policy at completion for duration of term and can be renewed on case by case basis if unfinished or unsold.  

I own 20 acres of land valued at approximately $80,000, and I want to build two short-term rental (STR) units on it.For context, my family already owns two long-term rental (LTR) units in the same general area.

We do long-term rentals and practice BRRRR on every deal. 

I think this will be the short term realization, and anyone that did not wait on the sidelines and jumped in with the intention of a short-term re-fi might have to tap out.
