All granite block construction, direct ocean front with sweeping views of Buzzard's Bay and the Elizabeth Islands, roof decks, 18 hole golf course, tennis courts, playground, heated in-ground pool, private beach, clubhouse, guarded gate, with heat included. 

City water has been cut off for over a year, and yet, this dude has been living there during that time.Based on the medical books from a local prestigious med school, and trophies for basketball and tennis, This guy seemed to have it all together and for some reason hit bottom.

The location was pretty decent and had 8 pools, 8 hot tubs, spa, fitness center, restaurant, tennis courts, and more.

Not a bad idea, but I would say the majority of investors aren't making their own cold calls but the idea of accountability partners is certainly something to champion.

Criteria:- List price of $215k or below that is basically move-in ready- 3 bed/2 bath or 2 bed/2 bath- Monthly HOA fee that does not exceed $500- Complex that will allow rentals (it's ok if they have some restrictions such as a wait list or a specified number of units that can be rented at one time)- Ideally the complex would have pool and tennis, but at least one of the two is fine- Relatively close to restaurants/shopping, parks, and/or a major attraction (i.e.
