Hello all,Business is going well, and most of you know me as an investor focused Realtor in Omaha and in the next couple months I have the amazing opportunity to scale that business exponentially as the Acquisitions Director for an amazing Real Estate Company (more info to publish later) but I am actually seeking recommendations for a good real estate tax professional who serves the Omaha area.Basically I am already formed as S Corp but I am forming an LLC (potentially under my S Corp) with myself and the contractors I work hand in hand with to renovate properties with the intent of serving under one "legal" roof when we assist investors in finding and renovating properties for investors and want to make sure we set ourselves up as strong as possible.Any recommendations?

It would serve you well to discuss these definitions with appraisers and perhaps your local building authority before making a decision. 

I think sometimes DIY landlords would be better served with having a property manager.

To be clear, it is ok to say "this would hurt my pocket and I dislike it because I am self serving."

But I do genuinely see Jerrylls heart and his spirit of giving and have chose to look past that to work w/ him to see we can grow together, serve more people, and do it in a way that we'll all be proud of in 20 years. 

A lot of the advice on this thread is a bunch of self-serving nonsense from people who own 10 less properties than you.

This has served us well for decades because floating rate debt allows us to escape yield maintenance risk, but the tradeoff is we must accept interest rate risk (I wrote an entire article on interest rate risk vs. yield maintenance risk so I won't rehash here). 

Hey Frank, The 40-year interest-only (IO) option serves those seeking increased cash flow or aiming to qualify a property for a debt service coverage ratio (DSCR) if the principal and interest payment isn't viable.

When these are defined you will have a better idea of where the structures and other utilities can be located to serve the community.
