All of my LOs as the Optionee have been from sudden sellers (sudden job transfer, divorce, health, default) of pretty houses with low equity.I didn't do any of the tricks you mentioned, but they weren't listed on zillow or wherever either.

FORECLOSURE: A seven year waiting period is required, and is measured from the completion date of the foreclosure.A three year waiting period is permitted if extenuating circumstances [EC: non recurring events that are beyond control that result in a sudden, significant and prolonged reduction in income or a catastrophic increase in financial obligations]  can be documented and the lesser LTV of 90% or the standard product guidelines.

Instead of looking at the "equity" (which only makes sense if the market continues to rise and doesn't drop) look at the fees/monthly payments and how comfortable you are with paying that amount (even if wholesaling business slows or your house is suddenly no longer worth the mortgage you have on it).

The less I provide them the less I have to maintain or worry about servicing.Even then I have had tenants who move in and then suddenly start claiming that all the appliances don't work in one way or another so that they can get brand new ones.
