Funny thing about that comment is if the free info is all the way worth it then why are so many posting how they are struggling to find deals . even veterans saying how deals are dried up..dozens of ways to find deals.

Most of the deals that I'm underwriting for clients or for myself struggle to qualify for DSCR loans or pencil out because there's a misalignment between what a property can command in rent and what the monthly debt service will be.

But struggling to find the right property 

My gut tells me that the tiered approach will be a struggle for most investors to get past.

New folks also struggle looking for easy riches.

Sell, pocket $200k in equity, appreciation since they bought it, bank 25% for a new deposit in a year once they repair credit, buy two new second hand cars because they need them, pay off credit card debt, put a little extra to the side for increased rent payments for next 12 months, and reorganize to buy in 12-18 months... now they see the light, a chance to move forward, to not stress, and they're lucky the market increased so much... but if they struggle to keep it, struggle to make payments, then 10 months realize they need to sell, would they have as much equity, maybe, maybe not..  

If she's struggling now and says it is harder to pay each month, let her out of the lease without any penalty.

People struggle with it - both guests and hosts - but if you have the right property at the right price in a high demand location and you understand how to us it it can be a great option.
