But I would strongly advise, never letting somebody else do your due diligence on an investment for you. 

I understand that at my age, focusing on properties with strong equity growth potential (even if cash flow isn't immediate) is a solid strategy.

Right now, I’m focused on building a strong foundation in real estate by expanding my network and learning strategies for sustainable growth.

You can earn strong appreciation but also lose a lot as the entire state becomes increasingly hostile to landlords.

As rental rates increase, cash flow becomes strongly positive.  

There are a lot of markets with solid job markets, strong populations, solid rent growth, but when you are talking ONE property, unless you are considering highly rural areas, it likely doesn't matter.  

I am optimistic on this team that the exit will still be strong.

I will also strongly encourage accessibility for pets as well. 

I strongly suggest you stop, and get a team around you, or it will not end well. 

The market is VERY strong now for townhouses and villas but I would stay clear from apartments as we have so many in the market and more launching daily....So I bought my own property here in Dubai last year, an offplan townhouse at 2.1 mill aed , today it is worth 3 mill aed!
