Anyway, I'm telling you all of this stiff for two reasons.  1) To encourage you to move forward with some kind of real estate investment to get started on a path to building wealth. 2) I'm pretty sure I could give you some good advice when it comes to your first investment...

I mean really, I'm in my car driving your food to you, I'm alone with your food, and you think it's ok to stiff me???

Fortunately there are other areas in the Gorge that stiff have a lot of potential. 

Lots of PHBs think that outhoused software development is better than having direct-hire employees; you can write vague specs, claim the developers didn't meet the spec, stiff them on the payment, and still get a product anyway. 

Networking with local pros with knowledge of the market, access to MLS data, and resources for finding the great off-market deals in advance is a great step forward for the longer-term hold investor that wants the best bang for their buck.The competition here is pretty stiff, especially if you're surfing the MLS looking for leads.

Stiff competition I'm shure.Depends, some small cemetary in back that has very little visitations or traffic might not be a problem, especially if you have a privacy fence (which should be there BTW).

Us individual small investors will probably not be able to get the greatest deal when we are up against some stiff competition with cash. 

Especially for a one bedroom, your will have stiff competition among condos AND hotel rooms.

I work with a few clients who tell me what they find online, and I end up finding them $10k more because the valuation tool missed the finished basement with a full bathroom and bar.Another option would be to find a professional appraiser to learn from, some will help with tricks and trades and others will be stiff with their responses. 

I've always had a contractor stiff me if something was done wrong, or they damaged something and wouldn't accept fault.
