I've seen regional homebuilders knock assignment fees down from $100k+ to less than $20k under threat of litigation and/or reporting unlicensed brokerage activities.

A vacation rental could generate higher returns but requires more active management.

I would also look at like kind properties that are listed and active in that area too.
