Of course it's important, but I will be doing the visits, inspection, getting contractors, renting it out, dealing with tenants, and basically handing it to him on a silver platter.

What do you guys think about smoking in the house?

I've had to remediate smoke smell from 6 places.  

During the sale, she agreed to a lease.The thing is she's a smoker and I'll ask the people downstairs not to smoke inside.The lease agreement as not yet been signed.Current state of mind : I'll be asking her not to smoke inside.Have you ever lived a similar situation?

The last six months have been smoking hot, with houses flying off the market in hours.I would say get a good real estate agent who knows the neighborhoods, and have them find your property for you, especially for the first deal.
