Glad it's working for you I slowed down on RE for about the past year and a half S&P 500 is up 27% YTD, NASDAQ 100 up 32% 

But, more commonly, they bring in the capital, maybe do a site visit before closing, and ultimately just forward an investor email to the main operator, then forward the response to the investor.  

We saw huge appreciation in the 2018-2022 inflation run up, but that has significantly slowed these days in my opinion.From a rental perspective your monthly income per unit after all expenses with a typical 20% down payment is likely $100-300 when you find a property that will cash flow.

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.Good luck.

Know your responsibilities as a landlord instead of acquiescing to every request or complaint.

I would not start paying off properties (if at all) until you are done buying as it will slow you way down. 

Or STR the highest season for the most income and then MTR the slow months. 2.

Responses like this are good for me because I am pretty uneducated on things like specific loans or qualifying requirements.
