For every lead I have to sift through about 6 different numbers and it ends up being a guessing game and waste a lot of time.

@Wayne Brooks Thanks for the input and recommendations.After sifting through the RCW's (codes for Washington State) I was able to narrow down all the needed lien information, statutes, and forms for contractor/subcontractor/supplier lien releases through the Labor & Industries website. 

😀My best,SLone thought is Virtually every guru/trainers    tapes and books  are sold on E bay for 20 to 50 bucks by Students who paid the big bucks for the stuff.. .. start there collecting a bunch of them sift through what you like and what you think might work..

Actually read, listen, take notes where you see fit.You may have to sift through some of the information to find what helps/applies to you, but you will start to get the hang of effectively doing that. 

We had to sift through a bunch of others and couldn't agree on price for those.That segues into a whole other topic of dealing with sellers in negotiating bids.
