I am trying to balance my overall portfolio and would like some advice on how people would balance this if they were in my shoes to in order to reduce risk and increase overall gains.I currently have 2 rental properties and 1 primary residence as well as cash and brokerage funds.My main questions I’m looking for thoughts on are…- What percentage would you keep in reserves?

I think you will see an increase in bookings and you can always revert back if you are not a fan for some reason.

While I’m no fan of realtors, and think they are often overpaid and under qualified, the idea about not being tied down is one of the dumbest compliant’s, in literally every other line of work, you get tied down, go hire a lawyer, you pay them by the hours, go hire a doctor you pay them by the hour, and you are not being tied technically, you could agree to pay two agents out of pocket, but of course no one does this for the same reason no one pays two lawyers.

Nashville should certainly be there - regs (but well regulated, predictable) and is the favorite trip for pretty much all SEC Schools (best city by far in SEC, drivable distance, Vanderbilt sells out typically >2/3 of the stadium to opposing fans, etc.)

@Andrew AcunaPlenty of arm chair investors that don't know the difference between a shoe horn and shoe molding.Regrettably the majority of tenant problems are created by incompetent landlords.You have read the posts....my tenant regularly pays late.

-Sauna-Hot Tub-Patio/courtyard (large cement tiles on crushed bluestone with lighting, natural gas line to bbq)-Secondary patio off primary suite-Losing sq feet in the primary bedroom to enlarge the bathroom-High grade cabinets-Appliances with cabinet fronts-High end appliances (Viking/Miele instead of GE Cafe)-Outdoor shower (teak box walls with a dry well beneath the footprint)-Wiring for Cat6 to every room-Wiring for surround speakers (or including the speakers that are built into the walls)-Sonos whole-home audio system-Hardwired cameras (with on-site storage) to the exterior of the house-Smart features: thermostats are a given, but how about light fixtures, switches, aromatherapy, fans ... anything else?
