They may look promising on paper but often underperform in reality due to management challenges and unexpected expenses.Given your situation, a SFH in a good area of South Jersey could be a solid starting point.

I personally wouldn't do that although I'm aware I would "cash flow" more on paper if I bought an apartment complex or multiple SFH/duplexes OOS vs keeping my Bay Area SFH rental.

I posted a lot about my experience with investing in Indy - cash flow is difficult right now and any cash flow on paper is much different on paper, especially with Class C (repair issues, crime with stolen AC units and attempted break ins with my Class C).
