I personally wouldn't do that although I'm aware I would "cash flow" more on paper if I bought an apartment complex or multiple SFH/duplexes OOS vs keeping my Bay Area SFH rental.

There's a reason they are cheap and investors rarely realize their paper ROIs with these types of properties.

On paper the duplex projects higher returns, but of course, that's just a projection.
