With today's market I think it's important to get creative with sourcing/structuring deals in order to make them strong investments.

I’m motivated to go all-in on flipping and currently source all my deals from the MLS and Zillow, focusing on properties in the $1.5M - $2M range.

My normal sources for DSCR are saying no.

Also, property managers are good ones to source as well (PMs that are smaller 50 units, 75 units)..

Any advice on how to source reputable contractors in a specific area?

Much slower than utilizing a HELOC, but I’m not trying to build an empire and just have a passive income source that eventually allows me to spend my time where I find meaningful.
