We added value by making a accent while in the living room, as well as refreshing all the furniture and decorations, painting the property, making a back door. back door out of the master bedroom because there was no way to get to the backyard without having to go through the side as well as some landscaping & new washer dryer.What was the outcome?

I will need to do some minor updates to the property (painting, updating bathroom tiling, updating trims, etc) in order to get the property rent ready.

Had another one where tenant wanted out of lease and our lead paint certification expired on a Friday and they had a lawyer send a $5000 demand due to unsafe unit (which didn’t have lead paint in it) and us pay their moving.We told them we will let you out of the lease but will never give you a penny - that’s how it ended - they moved out and we let them out of lease

We put in around $30,000 to replace the roof, floors, paint and kitchen.

I got future walls done with wood panels as well as paint and wallpaper put up.What was the outcome?

Complete renovation- flooring, bathroom, kitchen, some windows, trim, paint, etc...

If it's just painting, fixtures, and some other superficial updates that could work.

If you are doing major renovations that could change someone's opinion as to the value of the rental, then you should wait until those major renovations are complete.For example, if I were painting and replacing flooring in a couple rooms, then I would advertise now.

I haven't been able to find PM yet that I fully trust that can get a good tenant in there and get rehab/repairs done without getting lied to and ripped off since so many reviews on PM probably only include bad experiences.
