It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

The true censorship now is basically anything that makes the company looks bad, and that's not for the best of the forums.

If they replicate that kind of profit reliably, what would they need you for? 

Sounds like you've found a reliable resource for SBLOC, but what you are describing almost sounds like preferred equity as well. 

The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

Call up a few PM companies and see if they will tell you who they use.
