Besides making sure grading around the house is going away from the house and gutters redirecting rain water, you need to make sure the basement walls have been properly water proofed and have a proper french drain in/around the basement walls.  

Hello out there:I'm a newbie just educating myself about possible RE directions here in CA and I wanted to get your feedback about one possible direction:One of the things I have at my advantage is a very close relationship with a top broker here in LA.

Nevertheless, according to some analysts, it can allegedly have negative implications for the global property market as investors tend 'to redirect their funds into more lucrative segments (e. g., stock markets)' where there are better short term profit expectations.

I plan on holding a set amount per property (like $5K) in reserves for maintenance and CapEx, and as it gets depleted, redirect cash flow until it's replenished.  

With that said, I'd likely only be comfortable purchasing 1,2 or 3 properties at first where I know if all 3 of them were vacant my left over salary each month could cover the expenses if I redirected IRA contributions that month.

Let me redirect the subject then, if I want to use mailings for my real estate business, and I do need financing options other than conventional or cash since I don't have that much.
