So SB 13 bascially states its very difficult for the city to red tag or remove a safe unpermitted unit off the market?

While this is not a huge cashflow generator, it's much less in the red than you indicated.

However I tend to think a Section 8 tenant is more comfortable living off the system and are more likely to identify as a victim which is kind of a red flag.I own about 20 section 8 units and I like them (super gravy for the tenants) but my tenants are all over 55.

I would call the concerned parties and make sure you gather paper trail.. call the credit bureaus, they will give the advise you will need to get the flag removed
