Speeds are generally decent and no one has ever complained about it being two slow.

I used to be a firefighter, and all the training from paramedic school to the fire academy did not get me up to speed as fast as being in the seat and doing the work with clients and investors. 

If you want cashflow you have to put a bunch up front either in down payment or by doing a fixer upper, airbnb route will speed that process up for you too if you do it right.
