Working with room rental tenants - in my experience so far - is like herding cats.  

Rehab-Tear down walls to create open concept-New Ikea Kitchen on main floor with higher end finishes I purchased afterwards (previous owner had business and kitchen was upstairs) -Tore out old water radiant heat and pipes -Installed brand new Natural Gas HVAC and all duct work-New flooring on main floor -Redid wood stairs that were covered with carpet -Installed new fenceLoved the journey however long it took!

Spray foam is awesome I did a house years ago all radiant heat 5000sq' with spray foam and condensing boilers.

Herd at95%.- Prices continue to go up, then start pulling out heifers to breed.

Economic Update(Monday, February 15, 2021)I was never a big believer in “Herd Immunity” until now.

Are they the cash-cows of the herd, or are the units?

Insulation on those is usually just a radiant barrier in the south, and some foam and siding in the north. 

(I would consider radiant floor heat instead since theres a possibility the flooring will be updated as well but I have heard that it costs a lot.

I don't think there are enough projects like this to find reliable owners to share this data.Flex or small bay is your closest comparison, its a lot of work to herd these tenants into compliance, billing for usage, common area rules, trash, etc.Not worth the squeeze, just get a single tenant and move on.
