Hi Chris, we manage properties in Albany for clients living all over the country, and we find the biggest challenge for many owners is just the psychological challenge of turning the reigns over to a property manager, since many feel obligated to stay involved in day to day operations even at a distance, which generally doesn't pair well with professional PM. 

I think the best thing you can do to start is absorb as much info as you can, especially regarding sales, marketing, real estate finance, and psychology. 

It's great that you feel that obligation but you can't let it be a psychological burden.

In a slow market the landlord might have the right to collect months of rent but the cost of successfully suing and collecting usually is not worth the effort.Other than some value in psychologically tying some limited number of tenants to the rental unit, what, if anything, is the value of a multi-year lease? 

I am a vanishing breed, as more and more people become psychologically dependent on animals to fulfill their emotional desires, more and more units are pet friendly.
