Renovating a 3-unit townhouse sounds like a great project.How’s the process going so far? 

We have created work instructions for every step of the process so we can maintain consistency in how we evaluate properties, communicate with tenants, market our properties, handle rent increases, manage property turnover, etc..... 

If so you could pull equity out to begin the BRRRR process.

It is just a reality how many PMs have no idea how to process claims and have close to 0 systems to protect assets for business owners. 

Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

I am currently in the process of identifying land for a purpose-built residential assisted living and memory care facility in Houston, TX.

Any insights would be greatly appreciated as I navigate this process. 

Everything you describe though is just the normal process of how taxes are reassessed when a property is sold.

We haven’t really felt the effects of it yet but I think that is mainly due to the timeframe it takes for them to process claims and emotions from the devastation.
