I may just offer them a month to month agreement, instead of year lease though, so it would be easier to kick them out if I didn't like them.But, I rented to a lot of tenants sight-unseen when I was managing a property in Santa Clara - mostly techies relocating for new jobs or students (property was next to SCU).

I managed units in Santa Clara at my last job, but also was a renter and condo owner in Sacto and Davis.What all tenants do when faced with a new landlord or a potential rent increase is - they look at Craigslist or Zillow, etc., to see if they can get a better deal.
