I'm exploring tax deed auctions and there is a ton of raw land that pops up at these auctions.

The second a sound investment popped up, one of my clients made an offer, it was accepted and we closed in 4 weeks. 

Look everyday morning and night deals pop up fast book a tour and get in before the other buyers.

Big no-no if this pops up because why would a bank give you loan for an investment property when you're making late payments on your primary residence. 

Somewhere with multifamily stock, job/pop growth and where you want to live

It sounds more likely that you managed by luck rather than by design over that time, and that's not at all usual for "mom and pop" operations, but they also often end up spending more and making less than they would with a property manager because of poor management.

Someone pops into a forum 8 years later, with a first post, and offer mentorship.
