Who would be a respected tenant by the owners - a former farmer (may try to "help"), a family on an experiential vacation (may prove to be more of a nuisance), visiting nurse/a Veterinarian/ rotating physician? 

Building owners don't usually get sued if a physician that leases a building from them botches a procedure.

Does anyone have experience using a physician loan?

On a different note, take time to build relationships with physicians that you receive referrals from.

You can require a statement from a local physician, mental health practitioner, or social worker that confirms the prospect has a "qualified" disability, per medical standards, and that the animal performs a necessary task or alleviates symptoms of the disability.
