It's going to be older/neglected real estate, so the sellers will generally go along with it if it helps get the house sold.Example:Identified a below-grade un-permitted basement bathroom with a jenky pump lifting the toilet waist up to ground level and into the sewer system that was all sorts of a hot mess, no way anything about that bathroom is up to code.

Let's say you decide that plan A is to buy and hold with mid-grade finishes.

The lots were demoed and grading underway (so money was all in on planning) and they found an artesinal aqufier.

High grade finishes in-line with existing neighborhood finishes.

Hi @Johnathan Norman, plenty of other opportunities elsewhere, my clients are involved in institutional grade properties across the country.

It makes no sense to put in all this A grade stuff in a say for example C or D neighborhood.

Initially I thought I had made it and was going to be moving up in the ranks and receive a great salary because I did what I was told: Go to college, get good grades, and get a job.
