I've heard of this promo through US Bank for a really cheap HELOC (like 2.99% for the first six mo) through the end of the month, up to 90% of appraised value... so you'd be able to get a line for just under 100k that you could use to go grab some out of state stuff that cash flows at a way higher rate than the stuff we have here in CA.That's what I've done :)
