They certainly don’t do any sort of ownership verification before allowing you to list a property.You’ll no doubt hear from the BP community here (probably even before I finish typing this) that despite all the Instagram millionaires STR arbitrage is not a good business model and is generally discouraged.

Once you have a year of rental income history on your Schedule E, you can use STR income to refi (Conventional).

Could you convert just the garages in to a massive “owner’s suite” convert e small building into a garage or workshop and create the ideal 4 unit for an owner occupant?

I recommend adding it to your list as a possible location to invest in.
